Mortar & Beam has over 40 years experience in general contracting from cultural projects to luxury homes. We have licenses in Utah and California.

Owner’s REPRESENTATIVE

Mortar & Beam has your back. Our owner’s rep services include auditing all of the costs and procedures of your project, as well as taking the lion’s share of communication management. We assist, but you call all the shots.

CONSULTANT

Mortar & Beam is available a la carte. We will assist with cost analysis, special construction needs, or quality control.

 

CONSTRUCTION MANAGEMENT vs OWNER’S REPRESENTATION

Having construction management as part of your team is essential in cost and schedule control. Generally, construction management is performed only during active construction. This can cause communication and cost deficiencies. The owner’s representation team has your best interest through every phase of your project, from selecting your location and funding, to construction and post occupancy. This level of over-seership increases the functionality of professional relationships, and helps keep costs significantly lower and timelines intact.

CONCEPT

We begin listening to your vision and reality. Location, location, location. We assist in analyzing your property or finding it. We work together to define a feasible budget and timeline. Representation by Mortar & Beam for all aspects of the project commence.

FINANCE

Need a little cash? Mortar & Beam has extensive experience working with banks and private financing groups. If needed, we will help to find short or long term financing for your project, and ensure documentation is in meticulous order.

TEAM

Every stellar project begins with a dream team. M&B has fostered relationships with architects, engineers, interior designers, subcontractors, and custom tradesmen. We would love to introduce you. After we select our all-stars, we negotiate the contract terms. M&B will analyze each and every contract and bid before we go to bat for your best interest.

DESIGN

Mortar & Beam will remain a neutral party during the design phase. Our primary concern is to provide budget, timeline, and site information and guidance to design and engineering. M&B may also help to facilitate early vendor connections to assist in materials specification and budget. In addition, we will review and analyze your contract, ensuring you have the best terms in the industry.

CONSTRUCTION

Mortar & Beam will begin by overseeing all phases of construction. This entails reviewing all contracts, expenses, as-built product compared to plans, manage change orders, and mitigate errors in communication. M&B will travel to your site as needed, as well as provide photos and videos of project progression. Including an electronic log of all documents. M&B will organize loan, contractor, and design payments against percentage of completion.

CLOSEOUT

Crossing the T’s and dotting the I’s. M&B begins closeout by inspecting that all work has been done to scope and industry standards or better. M&B will assist with FF&E installation and coordination. We assist in projecting a realistic completion and move-in date. M&B will ensure that all parties have been paid in full, and lien waivers delivered. At this time, we assist in rolling construction financing to long term mortgage on an as needed basis.

 

Owner’s Representation


Mortar & Beam will handle the majority of communication, documentation, and the details. You focus on your vision, design, and direction. Mortar & Beam is always a neutral design and business party - you make all the decisions, we will follow through.

COMMUNICATION & NEGOTIATION

Most construction projects get delayed by the inability to communicate in a timely fashion. An owner’s rep’s full time job is responding quickly to all requests. Speaking the lingo is an acute plus. In addition to all the daily emails and phone calls, we will negotiate the terms of all and any contract you desire.

COST SAVINGS

We are unable to claim that we save all of our fee monetarily, but we do save our client’s from unnecessary frustration and neglect of their other businesses and affairs. It is great peace of mind knowing that experts in the industry have your best interests, while you cover your nut.

TIME

It is more than a full time job architecting a new venture, and you likely have a more than full time job with your current occupation. Mortar & Beam cannot replace your valuable insight and vision, but we will do the heavy lifting managing the details and communicating the known. If your project requires travel, we are able to visit the job in proxy and connect with you digitally.

TECHNOLOGY

Reputable contractors and owner’s representatives will employ internet-based software for  organizing and cataloguing architectural plans, scope, bids, photos, receipt of payments, lien waivers and more. Wherever you are in the world, you can keep an eye on your project progress.

SCOPE

Architects and engineers can only specify the scope of your project to their specific expertise, it is up to the owner and rep to determine the extent of the project and to communicate between the trades. If you are not an expert in construction, this can be confusing and you are likely to miss crucial parts of the puzzle.

Mortar & Beam has been in the business for 40 years, we have our finger on the pulse of current budget, schedule, and quality standards. In addition to assuring that your project meets these standards, we will see that your contractor hires the right subs for the job at the right price.
